  • Jeramie Worley | In His Own Words

    I heard a real estate agent in my office earlier today say, I just want to know everything already. I want this learning curve to be over. To which I said, you're in the wrong business. Which is actually the coolest thing about this business is because you're always learning.


    If you're like me, your ambition is always outpacing your ability and just about the time you have a black belt in something, you've got to take it off and put on a white belt. And that's okay. Which is why at the Worley Real Estate Network, we're so enthusiastic about creating an environment where it's not our responsibility to make you succeed, but the environment will both irritate you and inspire you until you succeed.


    You'll be inspired by all of the knowledge and all of the collaboration that occurs and you'll also be irritated because you'll see people around you investing in real estate and you know you can do the same. In fact, this is a place where thousands of people have come to increase their financial wealth through real estate and real state education. That's what we do. We serve our clients at the very highest level and there's a process that can be trained. It is an apprenticeship process. If I could imagine a hammer and an anvil and the clang, clang, clang, that's what happens to human beings when they enter the worldly real estate arena.


    We do our best to help grow people and to help people become first world class agents and then investor friendly agents and then investor agents and then team leads and and then investors themselves, and quite possibly even real estate developers, which has been our journey.


    I wanted to share with you guys the opportunity to come alongside me at some of the earlier stages in my career. I've had the great privilege to interview lots of people and extract some nuggets from the things that they've done, but I wanted an opportunity to share with you some of the things, the challenges that I've overcome, because I think they're significant, especially if you're a real estate agent or you're an entrepreneur, or you're investor, or you're somebody that just wants to get the most out of life.


    I want to start adding some additional episodes in the future, where I can talk about more of the ways that God has shown up in my business. I want to create a new channel, a new format. I'm going to be calling it Eye Of The Shepherd, which will be detailing the journey from shepherd ship to kingship. I'm also going to be creating some curriculum around that. And moving forward, I'm also going to give some people the microphone.You’re going to see Cocktails and Dreams become more of a fun forum, and deeper conversations that I want to have with people as it pertains to leadership or the way God shows up in their life.


    Get ready season three of Cocktails and Dreams, because we're going to shake things up a little bit for you and we want to hear from you more. We want to know the topics that you want to hear about. If you have ideas or if you know somebody that just needs to be pushed out there who is just living a great life because they're enjoying the journey, regardless of what life is throwing at them, then we want to know them. And we want to know you.

    What happens when someone passes away and leaves real estate to a loved one? Certainly you need a team of people to help you navigate what could be the trickiest thing you’ve ever had to endure. Some people go to a real estate agent to sell the house, but I can tell you that most real estate agents, and in fact many attorneys, don’t know what to do in a situation like this. How would it make you feel if you knew someone that had been through it a time or two, or maybe even someone who was certified to help?


    I’m excited to introduce you to Buddy West. Buddy is the author of the book Targeting The Over 55 Market and has co authored the designation SRES – Seniors Real Estate Specialist, which makes him the perfect person to introduce the topic of Probate as it pertains to real estate.   • DSCR, acronyms and successful investors | Paul Garwol
    2024/08/23

    We're covering two major things in this episode today. One is the overall pulse of the nationwide short-term rental market and the second thing is the availability of a DSCR loan and how it can help you make some phenomenal moves.

    Without affecting your personal credit. DSCR stands for debt service coverage ratio when it's a loan that you don't need your income to qualify for. There's a lot to it, but to help me with this conversation, I've brought in one of the top minds in the DSCR space. A guy who does these loans for investors all over the country, Paul Garwol, with Garwol financial.

    Paul's a rare find. I have conversations with lenders nearly every week, but very few of them who get it, which means that they understand the loan process from the investor's perspective - the ones who are not just slinging loans for volume and a bonus. They become someone that you can't do business without, an advisor, someone who's watching your back to make sure that your loan is going to go through.

    Paul is very smart and he cares deeply for his clients. He advises at times to give you an edge when negotiating and he'll cover some specific examples of this and insights on which markets around the country are very hot for the short-term rental deals.

    Lastly, we talk about what Paul calls deal killers. These are things that may come up in the property that will stop a deal dead in its tracks before it even goes to an underwriter. These things are good to know before you start shopping with the real estate agent.

  • Short Term Gems | Dr. Rachel Gainsbrugh
    2024/08/09

    I once wrote a book called Myths Management and Mastery of Vacation Rentals, and the thesis of that book is whether you're rich, or you want to be, we all need the same thing. A greater return on our time.

    Now I've helped people with no money, no hope, and no direction find a pathway through real estate investing by becoming a full-time real estate professional and overall recognizing the impact that becoming an entrepreneur can have on your life. Both good or bad, but mostly good if you have the stomach for it. I'm personally psychologically unemployable, so I don't have any other choice.

    Recently, I had a really cool opportunity to meet Dr. Rachel Gainsbrugh, a kindred spirit who has done the very same thing, but for an even more niche community - medical professionals.

    These are people with means who still need a leg up. Many of them have over a half million dollars in student debt, they work corporate jobs that come with corporate headaches and Rachael has proven that it doesn't really matter the community, we all need help.

    I personally found her advice packed with wisdom. Rachael talks about how you don't necessarily need 200 doors to make an impact on your life. What you really need is one or two properties to make a massive difference for yourself financially.

    In fact she did such a great job of it in her own personal business, it landed her on the Netflix show Buy My House. She talks about how to thrive in a crowded market and why multiple streams of income in your life is not just a luxury nowadays, but a necessity.
