    Zach Benedict has dedicated his career to understanding the connection between people and places. As the firm’s president, he oversees MKM’s strategic operation and continued dedication to successfully serving clients throughout the Midwest. With an extensive background in urban sociology, he has been instrumental in developing the firm’s approach to healthy placemaking. Through these efforts, he has lectured internationally on a variety of topics that focus on encouraging communities to reevaluate the importance of inclusive civic space. While designing numerous projects ranging from rural hospitals to public libraries, Zach’s passion for MKM’s research-focused process has helped solidify the firm’s dedication to developing meaningful and disruptive design innovations with clients across the care continuum.

    Scott Peper co-founded Mobilization Funding in 2013. Scott’s vision and strategy transitioned a series of investments into the successful business Mobilization Funding is today. Prior to Mobilization Funding, Scott spent 16 years in the medical device industry with Angio Dynamics and Stryker Orthopedics. Before entering the medical device industry, he was the founder and principal of the Wellness Zone, a health and fitness company focused on individual wellness programs for executives. Scott received his Bachelor’s in Business with a concentration in Marketing and Hospitality Management from Keuka College in New York.

  • Organizational Leadership with Cumberland Police Chief Suzanne Woodland

    This episode I pulled in Shane Ginnan, retired Police Chief and Director of Public Safety as well as Pete Olson, retired Town Manager and Director of Government Services to talk with Cumberland Police Chief Suzanne Woodland about Organizational Leadership. Chief Woodland goals with Organizational leadership is making sure that her department has all of the tools they need to properly complete their responsibilities including updating policies, such as light duty policies, recruitment and retaining employees. Chief hopes that by working on organizational leadership that when she decides to leave this post she has left it better than when she found it.

    Prior to becoming Chief, Woodland served as Commander of Investigations & Administration Divisions and was the top detective for CMPD, being at the center of many major cases. Woodland also served as a Field Training Officer, Certified Instructor, CIT Officer, Patrol Supervisor, and several other responsibilities at CMPD. Woodland comes from a large police family where her father, brother, uncle, and grandfather have all served either Indianapolis and/or Cumberland. Chief Woodland is also a graduate of the IMPD Leadership Academy (2016) and of the 283rd Session of the FBI National Academy (2022). Chief Woodland has maintained the goal of ensuring CMPD is one of the most professional and dedicated law enforcement agencies in Central Indiana to provide the absolute best police services to the Town of Cumberland.

    Shane has over 25 years of law enforcement experience and conducts security and safety assessments for our clients. Shane uses crime prevention through environmental design concepts to make facilities safer for staff, clients and visitors. Shane is a former Chief of Police, FBI National Academy graduate, ALiCE & Stop the Bleed instructor and uses his knowledge of violent critical indents to help staff have a plan to react properly.

    Pete Olson is focused on positive outcomes for all entities by creating impactful relationships with elected officials, residents, and stakeholder. He recently retired from public service after more that 20 years of experience in local government and enjoys utilizing various techniques to vision, implement, construct, and operate projects and government services that lead to successful communities. Utilizing his skills as a veteran high school football official, he is able to overcome conflicts while seeing both sides of the situations.

    Chief Woodland is a huge fan of Prince and even has even toured his estate.

  • Is the Office Space Dying with Aaron Collins

    Aaron Collins is the Business Development Representative for OfficeWorks in Fishers, Indiana. OfficeWorks is Indy’s certified MillerKnoll dealer and covers the gamut of workplace environments, from workplace research, to interior construction, and of course, furniture and settings. He specializes in understanding workplace trends, community engagement, and leadership development. While he’s only been with the OfficeWorks team a short time, he spent the previous 10 years in retail leadership, including multi-box leadership. He’s passionate about creating equitable and inclusive workplaces, whether it’s by building empathetic teams or brainstorming intuitive environments. He’s an outgoing, out-of-the-box thinker, who’d rather be wrong and learn something than to assume he knows everything already. In his free time, Aaron is an active member of the Garfield Shakespeare Company in Indianapolis and plays Dungeons and Dragons with his fellow nerds.

  • Build Operate Transfer (BOT) with Statute IC 5-23

    This episode I was able to get Greg Martz from GM Development, Dan Lawson from Meyer Najem Construction and Tim Jensen from The Veridus Group to get in depth discussions on the Build Operate Transfer (BOT) project delivery method following Indiana State Statute IC 5-23. Between these three they have over 100 BOT projects completed in the State of Indiana ranging from Municipalities fire stations, police stations, civic centers, parks & recreations and libraries to name a few. BOT allows for the design, construction, operation, management, maintenance, and securing financing of the cost of a public facility to be partially or entirely the responsibility of the operator. 

     

    During this episode we will walk through the BOT process, discuss it’s benefits as well as it’s risks and add lessons learned from each person’s perspective. 

     

    This episode is a good road map for anyone considering using the BOT as a delivery method on their capital projects.
