In this episode of the Keeping it Real Estate with Chris & Jen Bober Podcast we discuss one of our favorite programs: Estate & Senior Real Estate. This accounts for a large portion of our business and we love helping our client make the transition when life changes.
Many times our services are needed during difficult times. Part of our purpose is to serve our clients with authentic hospitality. It's not easy selling mom and/or dad's house when they need to transition or after they pass. We have served our Estate and Senior Real Estate clients in this ways for many years and have developed a program that helps our clients when their focus is often on dealing with family matters. That's where we step in to help navigate the process to get their property sold. The Team Bober Estate and Senior Real Estate Program is built on 3 main pillars of Service:
1) The Client: We offer client first representation which means our client's needs come before everything else. To best understand their needs we first ask a lot of questions and listen. Estate and Senior Real Estate clients often come to us in dire circumstance after they have lost a loved one or need to transition them to different housing. We serve with authentic hospitality to meet their needs.
Our Estate & Senior Real Estate clients typically fit into 2 categories:
A) Seniors who need to move - These clients are homeowners that need or want to transition into a different situation. Whether they need assisted, living, nursing care, cannot keep up with their ownership, or just want a change in scenery we believe in helping preserve their dignity of ownership. We educate and empower them to make great decisions that best fit their needs.
B) Surviving children of Senior Homeowners - Many times we are contacted by the surviving children or heirs after a Senior homeowner has passed away. These clients are dealing with the loss of a loved one and need guidance to help settle the estate. We serve them with understanding and sympathy during their grief. We communication with all decision makers through the process to guide the decision making process. These estates can be held in probate, trusts, or by the heirs so we also rely on professionals like attorneys. tax advisors, and financial planners to provide the proper advice outside of our area of expertise.
2) The Property: Properties listed and sold in our Estate and Senior Real Estate Program are sometimes dated or need repairs. It's important to understand the property's value in the current market. Sometimes the house is dated or needs repairs. This may or may not be an option for our clients depending on the financial or family situation. We will provide a Market Analysis to sell Estate and Senior Real Estate in its current condition as well as if repairs or updates are made. We also help them understand the costs or making repairs or updating the property so they can decide how much they want to invest in the property.
3) The Process: Many clients from the Senior generation have lived in their home for decades and have not sold a house in a long time, if ever, so we have to clearly explain the challenges associated with listing and selling their home. For Estates, the children or heirs need to understand the ownership status of the property and who is the decision maker. We always get legal advise before proceeding so its is 100% crystal clear. Then we can meet and create a game plan for success with all decision makers based on all of the facts of ownership. Also, the decision making process must be laid out in advance when it comes time to sign documents, review offers, and schedule showings. We navigate the challenges of communicating with multiple
