Whether you’re a seasoned agent or just getting started, mastering the listing appointment is key to winning business and serving your clients well. So, let’s get started!


      First, you need to be prepared! Even over prepared. You can always shorten your presentation but it is more difficult to expound on an item your seller is interested in if you have not done the prep work in advance. One recommendation from us would be to make sure you have listened to these episodes:

      Episode 4 - Sandboxes are Good for Business and

      Episode 17 - Getting to Know Ourselves

      After preparation, ask key questions beforehand. Find out why they’re selling, their timeline, and any concerns they might have. The more you know, the better you can tailor your presentation. Not every seller is excited to sell their home, there are some instances where leaving the home is not their first choice but a circumstance out of their control or comfort zone.


      What is in the Listing Presentation?

      1. Resume

      2. Sales Process Timeline

        1. Research

        2. Listing (we almost always have professional photographs)

        3. Marketing

        4. Closing (I always mentioned my preferred title company as a great team member here)

      3. Listing Agreement Cover

      4. County Appraisal District Report (property taxes)

      5. Quick CMA

      6. RPR Report (Real Property Resources)

      7. CMA - Comparative Market Analysis

      8. Staging Tips (we recommend a third party)

      9. Listing Documents

    • One other item you might like to include in your Listing Presentation is a “discussion place holder” This is the place for the biggies that the seller needs to accomplish before the listing can go live, most likely even before professional pictures can be taken.


    • The listing appointment is your opportunity to build trust, showcase your expertise, and ultimately win the listing. Sellers want to know four things: Can they trust you? Can you get their home sold? Will you make the process smooth for them? And will you get them the best price for their home?
