  • You and your credit
    2021/06/16
You and your Credit Buying a home is exciting. It’s also one of the most important financial decisions you’ll make, and one factor that can make or break your dream of homeownership is your 𝐜𝐫𝐞𝐝𝐢𝐭.  Your credit score will impact what type of loan you can get approved for, how much you have to put down, your interest rate, and ultimately how much house you can afford.  In today’s competitive market, it is especially important to not only know your credit scores  💳 but also take a look at your credit report. You can order one copy of each of your three credit reports – maintained by Experian, Equifax, and TransUnion – each year from annual credit report.com.  Once you receive your reports, if necessary, you and your lender can come up with a plan to increase your score, and/or pay down some debt that may be contributing to that score.  If you’re ready to purchase a home, it’s important to talk with a lender, view your credit report, and take steps to fix any errors. Ready to get the process started? Message me today, I’d be happy to answer any questions you have about getting pre-approved!  #miguelpagan #miguelpaganre.com #NewHaven #Bridgeport #Stratford #Milford #Easthaven #NorthHaven #Brandford #Hamden #realtor #home #property #luxuryrealestate #forsale #dreamhome #househunting #realestateagent #investment #house #properties #realty #homesweethome #broker #justlisted #marketing #decor #sold

  • Why NOT Using A Real Estate Agent Can Cost You Money?
    2021/06/04
Why NOT Using A Real Estate Agent Can Cost You Money? With the housing boom, bidding wars, and low inventory, you may be asking yourself "do I really need an agent to sell my home?" Your home is likely your largest asset, and selling it involves a lot more than you might think, which is why it's important to have an agent on your side.  I've taken the time to outlined just a few reasons why NOT hiring an agent to sell your home can cost you: 1. You're missing out on demand that is created through online marketing strategies. Putting your home on Zillow is NOT a strategy to netting the most money possible.  2. Hidden costs add up. If you don't use an agent, you are paying for a lot of extras that you normally wouldn't have to, including signage, flyers, staging, professional photography, attorney fees, and the list goes on.  3. Selling a home takes a lot of time—phone calls, text messages, screening buyers, and rescheduling missed showings (not to mention all the paperwork). Sure, ready-made contracts can be downloaded easily enough, but do you understand what all of the paperwork means?  When you sell with an agent, those logistics fall into your agent's lap, and you ⁣receive the expertise and experience of a professional to help you navigate and negotiate through the transaction.  4. For Sale By Owner homes typically sell for less than if they would have used an agent.  In order to get the maximum profit in the minimum time, you need an agent to get you the most exposure, resulting in more offers— and as offers increase, they get more competitive, higher in price, and with better terms.   Statistics also show that an agent typically gets your around 25% more money in the sale of your home…which more than covers the agents commission ⁣ PLUS, by using an agent you’ll gain an advocate. Someone whose single goal is looking out for your best interests as you complete one of the largest transactions of your life! Thinking of selling? Let's chat!
